Who we work with

Different buyer, different questions

A homeowner wants to know what it costs and when you can come. A strata manager wants to know whose problem it is, what the paperwork says and whether it will happen again. Both are fair questions and they need different answers.

  • Strata managers and building committees

    Common-line blockages, ageing sewer stacks, roof and box gutter drainage, shared hot water plant and the recurring question of where an owner's responsibility ends and the scheme's begins. We answer that with a camera rather than an opinion, and we put it in writing so a committee can act on it.

  • Real estate and property managers

    Repairs in tenanted properties, where the job is half plumbing and half coordination. We ring the tenant ourselves, work to the access window you've agreed, and report back to you with what we found and what it needs — including whether it is a repair or a landlord-side replacement.

  • Small commercial sites and offices

    Amenities, kitchens, hot water, backflow-protected fixtures and the drainage under all of it. Work scheduled around trading hours where it can be, and out of hours where it can't.

The recurring one

A shared line that keeps blocking is not a maintenance problem

It is the single most common thing we are called to in the unit stock across this area, and it usually arrives after several visits from somebody else. An owner reports a slow drain, someone clears it, it comes back in a few months, and a different owner pays for the next clear on the same line. Over a few years a scheme can spend more on clearing than the permanent repair would have cost.

The reason is nearly always structural: a cracked or displaced joint somewhere in a common stack or a common sewer line, with roots or fat catching on it. Clearing removes what has caught; it does not remove what is catching it. Twenty minutes with a camera tells you which of those you are dealing with, and it is the difference between a maintenance line item and a capital works decision.

Where the fault is in a section that can be relined, the repair goes in through an existing access point — no excavation through a driveway, a car park or a garden bed, and no closing the building down. That matters more in a strata building than anywhere else, because the cost of getting to a pipe in an occupied building is usually larger than the cost of the pipe.

We give you the footage either way. A committee deciding whether to spend money on a drain should be able to see what it is spending it on.

What a managed property gets that a call-out doesn't

    Not a coordinator who logs a ticket and calls a subcontractor. You get the people who will be doing the work, which is why a scope discussion takes one phone call rather than three.

  • Camera first, on anything recurring

    A drain that has been cleared three times is a structural problem being billed as a maintenance one. Twenty minutes with a camera settles what is actually happening, and gives a committee or an owner something concrete to make a decision on.

  • Relining instead of excavation

    In an occupied building, a car park or a school playground, the cost of a repair is mostly the cost of getting to the pipe. Relining puts the repair in through an existing access point, so the ground stays where it is and the site keeps operating.

  • Compliance certificates without being chased

    Gas and hot water work is lodged with NSW Fair Trading and the certificate comes to you with the invoice. It is the document that gets asked for at the worst possible moment, years later, during a sale or an insurance claim.

  • A fixed price before anything starts

    The same rule as our domestic work, and it matters more here: a scope that moves is a scope somebody has to explain to an owners corporation or a landlord.

  • 24/7 for genuine emergencies

    A burst riser or a sewer backing up into a unit is not a next-business-day problem. The after-hours number is the same number, and it is answered.

Common questions

What managers ask us first

Yes. A large share of the work we do in the unit stock around Hornsby, Waitara, Bella Vista and Carlingford is common-property plumbing — shared sewer stacks, common stormwater lines, roof drainage and shared hot water plant. We're comfortable working to a strata manager's approval process, attending with a committee member present, and putting findings in writing so they can be tabled rather than relayed.

Usually, yes — and the camera is what answers it. In most schemes the line becomes common property at the point it leaves the lot, so where the fault sits physically decides who wears it. We record what the camera sees and give you the footage, so the answer is evidence rather than an opinion from whoever attended. Where it genuinely is ambiguous, we say so; that is a question for the scheme's by-laws and its strata manager, not for a plumber.

Yes, if that's how you'd like it done. Give us the tenant's number and the access window you've agreed and we'll coordinate the appointment, attend, and report back to you with what we found. We don't discuss costs or liability with a tenant — that conversation belongs with you and the owner.

Yes. We hold current NSW plumbing and gasfitting licences and public liability insurance, and we'll send the certificates of currency and licence details to whoever needs them for a contractor compliance file. Ask when you set the job up and it comes with the confirmation rather than after the first invoice.

Yes, and for some jobs it's the sensible way to do it — isolating a riser or shutting down hot water plant is far cheaper at 6am than at midday. Tell us the constraint when you're scoping the job and it gets priced that way from the start.

Yes. We supply the camera footage, photographs and a written description of what we found, which is what an insurer or a loss adjuster will ask for. We won't characterise a cause we can't actually see — an honest report that says what is and isn't known is worth more in a claim than a confident one that gets picked apart.
